Description

Tucked away in one of the valleys leading to the hamlet of Bordeira, this rustic land features 2 ruins, a well, and 12 hectares of land with lots of potential.

The main building is a registered and fully licensed habitation with 120 m2 usable area, built prior to 1951. Although the taipa (rammed earth) walls are still standing and most of the roof is intact, the house will need to be completely rebuilt. Pending approval, the total area for reconstruction for habitation purposes could reach up to 300 m2.

The second ruin on the land is not registered, but could be registered by obtaining a declaration of ruin from the local council or certified by an expert, and then register the property at the Land Registry Office. For more information on this matter, we always reccomend consulting a lawyer/architect.

A well, an old pigsty, and a traditional bread oven are in close proximity of the main house.

The 12 hectares of land are covered in native vegatation, such as rock rose, cork and pine trees, and a small patch of eucalyptus. Mainly ondulated, there are however two larger parts which are flat and suited for a variety of projects. A small creek runs nearby.

Main electrics is very close by. It should be possible to obtain a licence for a water borehole for human consumption at the Portuguese Environment Agency (APA).
